If you’re a business owner, chances are, your office, shop, or warehouse is part of your rental expenses. Following the rules of e-Invoice, suppliers are the ones to issue e-Invoices to buyers. This applies to the landlord-tenant business dynamic too! 

However, there are some nuances that tenants get wrong and confused over. 

Let’s go through THREE (3) commonly asked questions by our clients to clear up some of your confusion: 

1. “Landlord said he isn’t required to issue me e-Invoice, how?”
 

If the landlord isn’t conducting business, it is your responsibility as the tenant to find out / get a black-and-white statement from the landlord proving that they aren’t a person conducting business. In this case, you should do a self-bill e-Invoice for the rental expense. 

2. “My landlord is conducting business, but this rental is not part of his business income.”
 

If the landlord is a registered business, they are still considered to be conducting business. Therefore, the landlord must issue an e-Invoice to the tenant for rental income. 

3. “My electricity bill is under landlord’s name, so how?”
 

This goes back to the first question. If the landlord is conducting business, then they should issue e-Invoice; if the landlord isn’t, then you should issue self-billed e-Invoice. 

Running a business in 2025 means e-Invoice is everywhere—rentals, utilities, suppliers, staff claims and more. One wrong move may trigger LHDN queries, or choke cash flow to pay penalties.
